This is a project developed under the TOC (transit-oriented communities) standards.  TOC is a City of LA program created as a result of Measure JJJ passing in 2016.  It is intended to spur multi-family development near public transit by relaxing restrictions like required yards, parking, and density maximums or floor area in exchange for setting aside some of those units for lower-income households and tenants.

Alpharetta Arts Center / Houser Walker Architecture

The Alpharetta Art Center repurposes a 10,000 sf public library, designed in 1986 by Atlanta architect Anthony Ames. A cornerstone of the City of Alpharetta’s “Garden and Arts District”, the structure and grounds feature improved pedestrian circulation through a park-like landscape, with sculptures, outdoor gathering and performance spaces, and new connections back to Alpharetta’s burgeoning downtown. Active studio production programs will relocate to the new center and will benefit from larger studios with controllable, natural light and a large gallery and black box theater to engage the community.

HAWE Office Building / Barkow Leibinger

After the opening of the HAWE plant in Kaufbeuren in 2014, the first expansion was completed at the beginning of 2021: an extension of the front building by an additional 1,000 square meters providing space for 70 employees at the company, which specialized in hydraulic systems. The new building, completed after just one year of planning and construction, houses staff from the areas of marketing, development, and experimentation who had previously worked at a site in Altenstadt, which is now closed.
