Vacant Office Buildings in the United States: An Opportunity for Public Investment?

March 4, 2024 Ankitha Gattupalli 0

Four years after the onset of the COVID-19 pandemic, its effects are still felt in the construction and real estate sectors in the United States. Accelerated remote work and hybrid schedules are leading to a sharp decline in demand for traditional office space in cities across America. In major metros like New York and San Francisco, occupancy rates have dropped, property values have diminished and rents have fallen significantly. As architects design for the future of work, the real estate market faces divided perspectives on whether to invest in the country’s growing inventory of vacant office buildings.

As part of the national territorial planning strategy led by SEDATU (Secretariat of Agrarian, Territorial, and Urban Development), a comprehensive renovation of the Calderitas Boardwalk was proposed, located about nine kilometers from the center of Chetumal city in the state of Quintana Roo. The project’s concept aims to weave different activities together through a guiding thread that serves as the central axis of the entire project. The gastronomic area of the site, identified as the section with the highest pedestrian, vehicular, and tourist traffic on the boardwalk, is integrated with the natural and artificial sea, utilizing the existing beach area with a structured walkway system that allows pedestrians to safely pass over the water. Mobility and accessibility were crucial aspects of the project. Before intervening in the roadways, priority was given to pedestrians and cyclists. This was achieved by adjusting the traffic flow to a single direction, narrowing the street to a single lane, expanding the sidewalk and bike lane, and placing both vehicular and pedestrian traffic at the same level, separated by bollards. These actions improved site accessibility, incorporating new intersections with the renovated space.

Design Guide: Working with Fiber Cement Facades

March 4, 2024 Enrique Tovar 0

The manipulation and combination of materials are ongoing pursuits in architecture. This has not only broadened the possibilities for construction but also enabled the creation of distinctive shapes and aesthetics by using the same materiality. An example of this is Portland cement, an essential element in the mixture of water and aggregates that make concrete, which allows the creation of both load-bearing and decorative elements. In parallel, as a result of the exploration of innovative materials, fiber cement emerged (invented by Ludwig Hatschek) at the end of the 19th century, combining Portland cement, mineral-based materials, and cellulose fibers.

The surrounding area exhibits diverse scenery, with only the hill behind the school and the flowing water of the drainage canal providing some pleasant views. The design concept of this project is based on this premise, focusing on how to use architectural elements to frame the external landscape and limit the internal sightlines. Additionally, considering the proximity to the school basketball court, the design aims to minimize the impact of the court on the library.

In the Sungsoo district, known for its youthful and trendy atmosphere, the renovation of industrial buildings has given rise to a distinct architectural style characterized by rough concrete finishes and the replacement of traditional facades with expansive glass storefronts. While these transformations have invigorated Sungsoo economically and culturally, they mask a fundamental issue concerning old industrial buildings in Seoul: the lack of insulation. In our efforts to revamp an outdated and uninsulated factory for a label fabrication company, insulation took center stage as a critical feature of the transformation.
