Renovation Project in the Heart of Shanghai’s Historic Area / dongqi Design

dongqi Design has renovated three different buildings into a multi-functional complex that integrates retail, exhibition, F&B and office spaces in downtown Shanghai. The project consists of a three-story brick-concrete building facing the street on the south side, an 8-meter-high factory building, and a single story brick-concrete building on the north side. The ground floor of the three-story building serves as a leisure area, while the second and third floors are office areas. The factory building accommodates a retail area and an independent VIP room. The single-story building on the north side contains a catering area.

Conceived as a “slow reveal,” the design draws metaphorically from the pleated curtain—expressed in rippling concrete columns that create a façade both private and open, structured yet fluid. Rather than mimic Japanese modernism, the home interprets it with restraint, using concrete and glass as its primary, expressive materials.

We understand the site not as a difficulty to overcome, but as the condition that structures the project. On a rocky outcrop overlooking Lake Memphremagog, two blocks of wood gently harmonize with their surroundings. Two rectangular volumes, one laid atop the other, form a house. The first block resembles a bridge between two plateaux, straddling a natural gully that continues to drain runoff from heavy rains.
